What off-plan buyers actually want to see
A brochure sells the project. A buyer, especially one who lives abroad, is choosing a specific unit on a specific floor. Their questions are concrete:
- What does my unit type look like with furniture in it?
- What will I see from the 18th floor, compared with the 32nd?
- Which way do the windows face, and how hot will it be?
- How far is the train, really, on foot?
- What will the finished materials look like?
The visual toolkit, from cheapest to most immersive
| Visual | What it answers | Limit |
|---|---|---|
| Floor plan with dimensions | Layout and size | Hard to read for many buyers |
| Still renders | Mood, finishes, the best angles | Only the angles the studio chose |
| Show unit | Real materials and space | Buyers must be in the city |
| Drone views from the plot | The real view per height | Needs a flight per height, before the tower exists |
| Walkable 3D tour per unit type | Layout, size, finishes, day and night, walked freely | Must be clear that it's a visualisation |
Making each unit comparable
Off-plan sales are a comparison exercise: unit type A on floor 12 against type B on floor 25. Make that comparison easy:
- One tour per unit type, built from the architect's plans and the interior specification.
- The same tour shown from different floors, with the view that matches each height.
- A building view where buyers pick a floor and see what's around, which way it faces and the sun hours.
- Walking times from the building, not straight-line distances.
Be clear about what is a visualisation
Off-plan visuals show something that doesn't exist yet. Label tours and renders as visualisations, keep finishes consistent with the sales contract, and avoid views that hide a future neighbouring tower. A buyer who feels misled at handover becomes a bad review in every expat group.
How Highbuilt helps developers
We build a walkable 3D tour of each unit type from your plans and renders, place it in a 3D view of the building where buyers choose their floor, and add the neighbourhood with walking times. Tours open on a phone, so your sales team can send them to buyers abroad in a chat.
FAQ
How early can a 3D tour be made?
As soon as the unit plans and the main interior choices are fixed. Changes later in the project can be updated in the tour.
Do 3D tours replace a show unit?
No. They extend it to every buyer who can't come to the sales gallery, and to every unit type, not just the one that was built.
Can buyers see the view from their floor before construction?
Yes, as a visualisation based on the plot and surrounding buildings. Say clearly that it's a visualisation and may change if nearby land is developed.
