The difference in one table
| Matterport | Highbuilt | |
|---|---|---|
| How it's made | 3D scan on site with a compatible camera or phone | Rebuilt in 3D from the listing photos and floor plan, checked view by view against the photos |
| Site visit | Required | Not needed |
| Who does the work | You or a scan provider | Done for you |
| Accuracy | Measured | Reconstruction (labelled as such) |
| Outside the unit | Unit only | Building floor by floor, sun hours, view, neighbourhood on foot |
| Day and night | As captured | Both, switchable |
| Turnaround | Depends on booking the visit | About 24 hours from the listing link |
| Price | On request on Matterport's plans page; scan services charge per unit | $100 first tour, then $199/month |
When Matterport is the better choice
- The unit is vacant and you can get in easily.
- The buyer will check exact room sizes against the tour.
- You already own a capture device and scan many units yourself.
- The listing is premium and a scan is part of your marketing standard.
When Highbuilt is the better choice
- The owner is abroad, the unit is tenanted, or access is slow to arrange.
- Your buyers are overseas and ask about the floor, the view, the sun and the train, not only the rooms.
- You need tours on many listings this week, not after a round of visits.
- The project is off-plan: there is nothing to scan yet.
What buyers see in each
A Matterport tour lets buyers jump between scan points inside the unit and open a dollhouse view. A Highbuilt tour lets them walk through the unit, switch to night, then open the building: pick their floor, see which way it faces and how many hours of sun the balcony gets, and walk the streets around with real walking times. Try the demo.

Honest limits of each
- Matterport needs a visit for every unit, and the tour only covers what was scanned.
- Highbuilt is a reconstruction: rooms never photographed can't be shown faithfully, and it's only as good as the listing photos. Each tour says it's a reconstruction.
FAQ
Can I switch from Matterport to Highbuilt?
You don't have to switch. Keep scans where you have them and use rebuilt tours for listings that would otherwise have none.
Is Highbuilt cheaper than Matterport?
It depends on how you use Matterport. A rebuilt tour costs $100 for the first listing, then $199 a month for the next ones, with no visit to organise. Compare with your real cost per scanned unit, including the time to book access.
Does Highbuilt work outside Bangkok?
Yes. We work for agencies in Bangkok, Dubai and Singapore, and any apartment with good listing photos.
