How we compared them
We looked at what each option needs from you (a site visit, a camera, or just photos), what the buyer gets, how long it takes, and the published price. We run Highbuilt, so we've kept the comparison factual and listed it by use case, not as number one.

1. A local scan service (Matterport and similar)
If exact measurements matter and the unit is accessible, the simplest alternative to owning a Matterport plan is paying a local scanning service per unit. In Dubai, a directory listing for 360emirates shows Matterport scans from AED 990 for a studio to three-bedroom unit, with delivery in 24 to 48 hours. Matterport itself does not show prices on its plans page; check with its sales team.
Choose it if: you sell high-value units and someone can open the door.
2. Kuula and CloudPano (360° photo tours)
These are software tools: you shoot 360° photos with a 360° camera, upload them, and link them into a tour. Cheaper than a scan, real images, but the buyer only stands where the camera stood, and you still need the visit.
Choose it if: you or your photographer already own a 360° camera.
3. Highbuilt (3D tours rebuilt from listing photos)
You send the link to a listing; within about 24 hours we send back a walkable 3D tour of the unit, rebuilt from the listing photos and floor plan, checked view by view against the photos, with a day and night mode, the building floor by floor and the neighbourhood on foot. Nobody visits the unit. It's a reconstruction, not a measurement, and the tour says so.
Choose it if: your buyers live abroad, the unit is hard to access, or you need tours for many listings fast. Walk through the demo.
4. Collov AI
A self-serve AI tool for virtual staging and, on its Premium plan ($79/month), AI 360° panoramas and AI 3D tours generated from photos. Good if you want to do it yourself and test many styles.
Choose it if: you want a self-serve AI tool and are happy to produce the tours yourself.
5. BoxBrownie
Best known for virtual staging of empty rooms (from $30 per image) and photo edits; it also offers 360° renders ($500) and simple photo tours. It improves photos rather than giving a walkable model of the unit.
Choose it if: your listing photos show empty rooms and you want them furnished.
6. VirtualTourEasy
Creates a 360° tour from an existing listing URL, without a camera, on plans from $19 to $199 a month. The panoramas are simulated from flat photos, so the space is not a faithful 3D model.
Choose it if: you want a quick, low-cost tour on every listing and accuracy matters less.

FAQ
Is there a free alternative to Matterport?
Some 360° tools have free plans, but you still need a 360° camera and a visit. Tools that start from photos all charge per tour or per month.
Can AI build a 3D tour from listing photos?
Yes, several tools now do, with very different accuracy. Ask whether the result is checked against the real photos and whether it shows the true layout, not just a generated look.
Which option is fastest?
Photo-based options need no visit, so they're usually fastest: about 24 hours for a done-for-you tour, minutes for self-serve AI tools.
