What changed

The pricing tracker PricingSaaS logged the change in the week of 12 October 2026: the Starter plan disappeared, and the entry point moved from 20 spaces at $58 a month to 10 spaces at $90 a month (PricingSaaS, Matterport). Matterport has not published a blog post about this change that we could find; its last official pricing post dates from 2025 (Matterport blog).

In plain terms:

  • The cheapest paid plan costs more. $90 instead of $58 a month at the bottom, for half the active tours.
  • You pay for tours that are online, not tours you made. When a listing sells, you archive its tour to free a slot. When you stop paying, tours above your plan go offline.
  • The price per tour falls only with volume. At 10 tours it is $9 per tour per month; you need 50 tours online to get under $5.

What it costs per listing

Take a small agency with 6 listings online at any time, each online for 3 months.

  • Matterport: the 10-tour plan, $1,080 a year, plus a capture device and a visit to every unit. Around 24 listings a year means about $45 per listing for hosting alone, before the camera and the time on site.
  • Matterport for a single landlord or developer project: one tour kept online for a year still means the 10-tour plan, $1,080.

For a busy agency with 50 to 150 active tours, the new ladder is fine: under $5 per active tour. The change hurts the agent or photographer with 3 to 15 listings.

What small agencies are doing instead

  1. Keep Matterport for the listings that need a measured scan (large houses, commercial space, buyers who want dimensions) and archive aggressively.
  2. Pay per tour instead of per month. Asteroom charges $59 per tour with 180 days of hosting (Asteroom); hosting-included services are listed in our comparison of 13 options.
  3. Use 360° software (Kuula, CloudPano) if you own a 360° camera: a few dollars a month per tour.
  4. Skip the visit altogether when the unit is tenanted or the owner is abroad: a tour rebuilt from the listing photos. That is what we do at Highbuilt, $100 per tour with 12 months of hosting included, no subscription; we are biased, so compare for yourself in our Matterport vs Highbuilt page.

For photographers who resell Matterport

If you scan for agencies and pay the plan yourself, the 10-tour step at $90 a month is now your floor. Two common answers: pass hosting on as a yearly fee per tour, or hand each tour to the agency's own account after delivery so your plan only holds work in progress.

FAQ

What is the cheapest Matterport plan in 2026?

On the public plans page, Professional with 10 active tours: $90 a month billed yearly ($1,080 a year). The page lists only Professional and Enterprise.

Does a Matterport tour disappear if I stop paying?

Tours beyond what your plan covers go offline until you archive others or upgrade. Download what you need before you downgrade.

Did Matterport announce the October 2026 change?

We found no official announcement; the change shows on the plans page and in third-party trackers. Check matterport.com/plans before you decide, prices can move again.

Is Matterport still worth it for a small agency?

Yes if you need measured scans and visit every unit. No if most of your buyers are abroad and you mainly need them to understand the unit before a call: a cheaper per-tour option covers that.
